How we build.

Baliyang Developments is the active projects arm of Baliyang, the Zhang family office. We are not an independent developer. We operate within a private capital structure that has no external investors and no mandate to deploy on a schedule.

That distinction shapes everything about how we work.

We do not maintain a pipeline for its own sake. Development is undertaken when the land, the market, and the moment align, and not before. We would rather wait for the right project than build the wrong one efficiently.

When we do build, the standard is simple: would we be comfortable holding it indefinitely? If the answer is no, we don't proceed.

Our work spans residential and mixed-use development across Canada, with particular attention to land that the broader market has undervalued or overlooked. We are drawn to projects where patience is the competitive advantage.

We do not publicise projects in progress. Enquiries are handled directly.
